54 Homes for Sale in La Mesa, Gone in 2.3 Months
As of September 24, 2026, there are 54 homes for sale in La Mesa's 91941 zip code. At the pace homes have been selling lately, all 54 would be gone in 2.3 months. Nationally, that same number sits at 4.9 months, according to the National Association of Realtors. That gap is the story.
How the pace built, month by month
I pulled every sale in the file and laid them out in order. The middle sold price in November 2024 was $978,500. December dropped to $750,000, which is normal for the holidays when fewer homes trade hands. Then something shifted.
February 2025 came in at $821,250, and the typical home got 100.6% of its last asking price. That means buyers were paying over what sellers asked. March held at 100%. April crossed $1,100,000 for the first time in the run. May hit $1,181,250, with the typical home again getting 100.1%. The market was not just holding. It was climbing, and the typical home was getting every dollar sellers asked.
The second half of the file, October 2025 through September 2026, shows 280 homes sold at a middle price of $1,100,000. The first half, October 2024 through October 2025, shows 230 homes sold at $1,000,000. More homes sold, and they sold for more.
Then August showed something worth watching
The monthly sales numbers told one story. The new listing and new contract data told another. In June, 37 homes came on the market. Zero went under contract that month. In July, 40 new listings. Zero new contracts. August: 40 new listings again, and still zero new contracts.
That does not mean nothing sold. Homes that came on in earlier months were still closing. But it does mean buyers slowed down their decisions. Every new listing that hit the market in those three months sat and waited. Forty homes came on in August alone, and not one found a buyer that month.
This is the part a Zestimate cannot show you. The overall supply number still looks tight at 2.3 months. But inside that number, new listings are stacking up without new contracts to match them. The pace of sales is still strong enough to keep supply low. What changes is how much patience a seller needs right now.
- November 2024: 16 homes sold, middle price $978,500, the typical home got 100.2% of asking.
- December 2024: 13 homes sold, middle price $750,000, the typical home got 100% of asking.
- February 2025: 28 homes sold, middle price $821,250, the typical home got 100.6% of asking.
- March 2025: 26 homes sold, middle price $907,500, the typical home got 100% of asking.
- April 2025: 23 homes sold, middle price $1,102,000, the typical home got 100% of asking.
- May 2025: 16 homes sold, middle price $1,181,250, the typical home got 100.1% of asking.
- June 2025: 25 homes sold, 37 new listings, zero new contracts that month.
- July 2025: 19 homes sold, 40 new listings, zero new contracts that month.
- Supply is still tight. At 2.3 months of homes for sale, La Mesa sellers hold an advantage the national market does not.
- The typical home got its full price. Across all 510 sales, the typical home got 100% of its last asking price.
- New listings are not moving instantly. Forty homes came on in August and zero went under contract that month, so price and presentation still matter.
What this means if you are selling or buying in La Mesa right now
If you are selling, the supply number is in your favor, but the August data says buyers are not rushing. The typical home in this market got 100% of its last asking price across 510 sales, which means pricing right from the start is what kept sellers whole. A price that needs a drop later often ends up netting less than one set correctly on day one. La Mesa and Mt. Helix are also not the same market. The typical Mt. Helix home sold for $1,234,500. The typical La Mesa home sold for $961,050. Those are different conversations.
If you are buying, 2.3 months of supply is less than half the national figure of 4.9 months, so competition is still real. The 30-year fixed rate averaged 7.28% as of October 1, 2026, up from 6.34% a year ago, according to Freddie Mac's weekly rate survey. That rate increase affects what you can afford, and it affects how many other buyers are in the pool with you. The homes that sat in August were not all bad homes. Some were priced above what buyers were willing to pay at today's rates. That is where a careful buyer finds room.
La Mesa vs. Mt. Helix: two neighborhoods, two numbers
- 16 or more bedrooms$1,740,500
- 25 bedrooms$1,350,000
- 34 bedrooms$1,252,500
- 43 bedrooms$975,000
- 52 bedrooms$715,000
Both neighborhoods saw the typical home get 100% of asking. But the starting point is $273,450 apart. That difference lives in the details: lot size, views, hillside position, whether the structure is permitted, the age of the plumbing. An algorithm sees square footage. A local agent sees which side of the hill a home sits on.
San Diego County added 16,200 non-farm jobs from June 2025 to June 2026, according to the San Diego Regional Economic Development Corporation. Jobs keep buyers in the market even when rates are high. That is part of why 69 homes sold in the last 90 days in one zip code.
