Del Cerro prices dipped, but well-priced homes still moved fast
National headlines say prices are up. The Federal Housing Finance Agency reported U.S. home prices rose 2.6% year over year through July 2026. Del Cerro tells a different story. Read Del Cerro on its own terms.
The Real Estate Data Aggregator counted a $1,000,000 median sale price in ZIP 92120 for the three months ending August 31, 2026. That is down 13% from the same months in 2025. Prices dipped. That is the honest read.
But buyers did not leave. The Real Estate Data Aggregator counted 79 closed sales and 85 pending sales in that same period. Closed sales were up 2.6% from a year earlier. Pending sales were up 2.4%. Demand held.
Well-priced homes moved quickly
The Real Estate Data Aggregator shows the median home in Del Cerro sat on market just 23 days. That is 13 days shorter than the same period in 2025. Sellers who priced right did not wait long.
Nearly half of all Del Cerro listings went under contract within two weeks. The Real Estate Data Aggregator put that share at 47.1%, up 18.2 points from a year earlier. That is a big jump.
Sellers still got close to asking price
The Real Estate Data Aggregator put the average sale-to-list ratio at 99.3%. Sellers gave up almost nothing from their asking price. That ratio slipped just 0.3 points from a year earlier.
38% of Del Cerro homes sold above list price, according to the Real Estate Data Aggregator. That share rose 5.5 points from a year earlier. A lower median price did not mean buyers stopped competing.
More homes came to market
The Real Estate Data Aggregator counted 110 new listings in Del Cerro during the three months ending August 31, 2026. That is up 25% from a year earlier. Homes for sale rose to 76, up 33.3%.
More supply means buyers have more choices. That is part of why prices softened. Nationally, Realtor.com reported active listings topped 1.16 million homes in September 2026. Del Cerro felt some of that same shift.
Supply sits at 3 months, up 0.7 months from a year earlier. That is still a relatively tight market. But the direction matters. Pricing has to work harder now.
Rates add pressure for buyers
CNBC reported the average 30-year fixed rate at 7.41% as of October 21, 2026. Realtor.com noted rates surged above 7% for the first time since January 2025. That squeezes what buyers can borrow.
CNBC also reported mortgage purchase applications fell 7% for the week and were 18% lower year over year. Fewer buyers are applying. The ones who do are serious. List price is your first marketing move.
