Santee stayed tight even with rates at 7.40%

Freddie Mac put the 30-year fixed rate at 7.40% on October 8, 2026. That is the number most people are watching. But in Santee, the Real Estate Data Aggregator counted 147 homes sold in the three months ending August 31, 2026. Sales were up 2.1% from the same months in 2025. Rates did not stop buyers here.

The Real Estate Data Aggregator counted 1.8 months of supply in ZIP 92071 for the three months ending August 31, 2026. That is down 0.4 months from a year before. Less than two months of supply means there are not many homes to choose from. Buyers who find the right one tend to move.

The Real Estate Data Aggregator found that 45.4% of Santee homes went under contract within two weeks of listing. That share is up 14 points from the same period in 2025. Nearly half of all listings did not sit long. That is not a slow market by any measure.

Prices dipped a little, but buyers still paid over list

The Real Estate Data Aggregator put the median sale price in Santee at $790,000 for the three months ending August 31, 2026. That is down 1.6% from the same months in 2025. A small dip. At the same time, 51% of homes sold above list price, up 18.4 points from a year before. Prices softened slightly, yet buyers were still competing.

The average sale came in at 100.3% of list price, per the Real Estate Data Aggregator. That means list price still matters as a marketing tool. Price a home right and buyers respond. Price it wrong and you give up the edge that 1.8 months of supply would otherwise give you.

What the national picture says, and where Santee differs

Realtor.com reported that 20.8% of listings nationally took price cuts in September 2026, the highest share since October 2022. Nationally, Realtor.com counted active listings topping 1.16 million homes. That is a very different picture from Santee's 87 homes for sale.

Redfin reported that 14.5% of homebuying deals fell through nationally in September, the highest share in their records. Santee is not immune to deal problems. But the local data from the Real Estate Data Aggregator shows 152 pending sales in the three months ending August 31, 2026. Buyers here are still following through.

For sellers: price it to work, not to wish

Supply is tight at 1.8 months. Homes are selling in a median of 21 days. Those are real advantages. But the median price did dip 1.6% from a year ago. Buyers have more data now and they move carefully. List price has to work as marketing from day one.

For buyers: fast is real, not a scare tactic

The Real Estate Data Aggregator found that 45.4% of Santee homes went under contract within two weeks. That is nearly half. At 7.40% from Freddie Mac, rates are real and they affect your payment. But waiting for supply to grow has not worked here. The Real Estate Data Aggregator counted only 87 homes for sale, down 14.7% from a year before.

In short
  1. Santee's numbers for the three months ending August 31, 2026 tell one story: tight supply, fast contracts, and buyers paying over list on more than half of sales.
  2. The median price eased 1.6%, which is a small honest admission.
  3. But the structure of this market, 1.8 months of supply and 45.4% under contract in two weeks, did not change even as Freddie Mac put the 30-year rate at 7.40%.

One more thing worth saying: these are ZIP code numbers. One street in Santee can read very differently from the whole 92071 picture. A hillside home, a corner lot, a property with an older panel or an unpermitted room, each of those details shifts the story. The ZIP code is the starting point, not the answer.
