A year ago, sellers in ZIP 92020, part of El Cajon, were closing right around what they asked. The median sale-to-list percentage for homes that sold in the twelve weeks ending September 21, 2025 was 98.8%, on 30 sales with both a sale price and an asking price attached.

Now look at the same twelve-week window ending September 20, 2026. The median sale-to-list percentage in 92020 sits at 100%, on 75 sales. That's a move of 1.2 percentage points higher, and it happened on 75 sales this period against 30 sales a year earlier.
