La Mesa sales rose even with 7.22% rates
Nationally, CNBC reported mortgage demand from homebuyers dropped 19% from a year ago when rates hit 7.22%. La Mesa did not follow that script. The Real Estate Data Aggregator counted 166 homes sold across La Mesa in the three months ending July 31, 2026. That is up 3.1% from the same three months of 2025. Life moves people, and rates slow the process, not the decision.
But La Mesa is not one market. ZIP 91941 and ZIP 91942 told very different stories in the same period. Here is what the Real Estate Data Aggregator counted in each one.

ZIP 91941 saw its median sale price rise to $1,150,000, up 10.1% from a year before, according to the Real Estate Data Aggregator. Sales there jumped 22.7%. Homes went under contract in a median of 22 days.
ZIP 91942 read differently. The Real Estate Data Aggregator put its median sale price at $785,000, down 4% from a year before. Sales fell 10.5%. The median home took 28 days to go under contract, 3 days longer than a year ago.
That $365,000 gap between the two medians is not a typo. It reflects real differences in housing stock, lot size and location within La Mesa. A Zestimate cannot see those details. The Real Estate Data Aggregator can count them, but only a walk of the property tells the full story.
Speed: nearly half go under contract within two weeks
The Real Estate Data Aggregator found that 46.6% of homes in ZIP 91941 went under contract within two weeks of listing. That share rose 4.1 points from a year before. In ZIP 91942, 44.8% did the same, up 8.9 points. Buyers in La Mesa are deciding fast, even at 7.22% rates.
That speed matters for pricing. In ZIP 91942, the Real Estate Data Aggregator put the average sale price at 100.5% of list, up 0.8 points from a year ago. In ZIP 91941 it was 99.7%, down 0.6 points. List price is still doing real work as a marketing signal in both ZIPs.
Supply stayed tight
The Real Estate Data Aggregator counted 119 homes for sale across La Mesa in the period, down 4.8% from a year before. ZIP 91941 had 2.3 months of supply. ZIP 91942 had 2.1 months. Both are well below the six months that signals a balanced market. Sellers are not flooded with competition.
New listings across La Mesa rose 5% to 211, per the Real Estate Data Aggregator. More owners are testing the market. That is worth watching, but it has not yet loosened supply.
What national numbers say, and why they do not describe La Mesa
Realtor.com reported that 20.4% of listings nationally saw a price cut in August 2026. Nationally, pending sales turned negative at down 0.2% year over year in August 2026, also per Realtor.com. The Federal Housing Finance Agency reported U.S. house prices rose just 2.1% year over year from second quarter 2025 to second quarter 2026.
ZIP 91941 posted a 10.1% median price gain in the same window. ZIP 91942 posted a 4% drop. Neither number matches the national story. That is exactly why national headlines are a poor guide for a La Mesa decision.
